Maintaining Community Walls and Fences 

In most neighborhoods throughout Anthem, the Anthem Community Council is charged with maintaining the exterior block walls and fences that surround the neighborhood.  On a regular schedule, the ACC paints these improvements.  There are multiple reasons for doing this. 

• Aesthetic Improvement: One of the most common reasons for painting walls and fencing is to enhance their appearance. A fresh coat of paint can make the wall or fence look more attractive and complement the overall aesthetic of your property. 
• Protection from Rust: Iron fencing is susceptible to rust, especially in outdoor environments where it's exposed to moisture and the elements. Painting the fencing with rust-inhibiting paint can create a barrier that helps prevent rust formation and corrosion, extending the life of the fencing. 
• Durability: Paint can act as a protective layer against wear and tear. It helps shield the improvements from scratches, impacts, and other potential damage. This can be particularly important in high-traffic areas. 

• Ease of Maintenance: Painted surfaces are often easier to clean and maintain than bare metal or block. If they become dirty or covered in grime, a simple wash or wipe-down can restore their appearance. 
• Increased Longevity: Protecting the iron from rust and corrosion with regular painting can significantly increase the lifespan of the fencing.  The same is true for block. This can save you money in the long run by reducing the need for repairs or replacement. 
• Property Value: Well-maintained and visually appealing walls and fences can add to the curb appeal and overall value of your property. If you're considering selling your home or property in the future, this can be a positive. 

The ACC hires a painting contractor to perform this work on its behalf.  Before the contractor ever starts work, they inform residents multiple times about the upcoming work in the neighborhood.  This is done to give residents ample time to remove any rabbit fencing, vegetation, lights, and other attachments from the fencing and maintain a 6-inch clearance on the resident side of the fence.  By having this work done beforehand, the contractor can complete the scheduled maintenance easily.  Thank you to all the residents who complete this work in a timely fashion. However, when a resident does not properly prepare the fencing for painting, the contractor is forced to skip that property; thus, precipitating the need to come back at a later date.  When this occurs, the painting contractor charges the ACC a $60 callback fee.     

Because this cost is specific to that particular homeowner, the ACC passes this $60 fee on to the homeowner as a benefitted assessment. 

Every year the ACC posts the paint schedule on our website no later than January 31. Dates may change slightly due to weather; however, it is always ready and available to view by selecting your respective HOA and under the 'Related Pages' block on the left side, select the link titled 'Wall and Fence Painting Schedule'.
